Asian Business Port – 3 ways the Royal Docks are transforming

London is getting a new business heart in the Royal Docks transforming it into a ‘third financial centre’. This historic £1.7 billion regeneration project connecting the City of London with the Royal Docks is gathering momentum with Chinese investment signifying international confidence in post-Brexit Britain is strong. The site will have excellent city and international connections via the DLR and City Airport as well as easy access to homes from Notting Hill Sales.

1. Scale of commercial development

At 4.7 million square foot, the site is equivalent to 71,537 double decker buses, 658 football pitches, or the floor area of 4 Shards. With a reported 70% already pre-let last year according to the Wharf, demand for commercial space is high, as is confidence in return on investment in the area from Chinese investors and ABP’s chairman Xu Weiping. And according to the Mayor of London website, the Chinese developer will create more than 20,000 jobs, and generate £6 billion for the London economy.

2. Variety of transport connections

Such is the vastness of ABP that it occupies the length of three DLR stops including Royal Albert, Beckton Park and Cyprus Station. And once Crossrail is completed, locals can enjoy speedy connection from east and west London via Custom House Station where the DLR also stops. Across the river opposite ABP is London City Airport, with fast, convenient connections to a range of international destinations from Amsterdam to New York JFK.

3. New local amenities

Included in the development plans are a range of amenities for workers and locals of the area. Visitors can look forward to a waterfront promenade, dockside park and garden, mews streets, a variety of bars and restaurants, all connected by a pedestrianised area to keep in tone with the tranquil pace of the waterside.
